Smart Property Investment (SPI) – a sister brand to Broker Daily specialising in property investment – has opened submissions for the Top 10 Investment Mortgage Brokerages 2027, a new ranking recognising the Australian broking businesses that have built a genuine specialisation in property investment lending.
Unlike rankings that focus on individual brokers, the Top 10 Investment Mortgage Brokerages will assess the business behind them: its investor lending expertise, customer experience, broker calibre, scale and the service it provides long after a loan settles.
The ranking is being launched in partnership with non-bank lender Liberty, which specialises in flexible finance solutions, including home loans, commercial property loans, SMSF loans, business loans, car loans and personal loans.

The ranking recognises that property investors need more from a broker than a competitive rate. As portfolios grow, so does the complexity. Borrowing capacity, lender policy, loan structure and refinancing can all shape an investor’s ability to make their next move, and the right brokerage can be the difference between a portfolio that stalls and one that scales.
SPI editor and co-host of the Smart Property Investment Show, Liam Garman, said investors now need specialist advice more than ever before.
“Chasing the lowest possible rate is a simplistic way to think about investment lending, and it’s rarely what gets an investor to their next purchase,” Garman said.
“The brokerages that really make a difference are the ones that can expertly navigate lender policy, understand how different tiers of lenders assess an investor, and structure finance so clients can keep growing their portfolios. That’s a specialist skill, and it deserves to be celebrated.”
“This ranking is about shining a light on those businesses and giving investors a credible place to start when choosing who to work with.”
Liberty Financial’s chief distribution officer, David Smith, said Liberty was proud to sponsor the SPI Top 10 Brokerage Ranking, recognising the brokerages setting the standard in investment lending.
“As the market evolves and customer needs become more diverse, brokerages are finding new ways to deliver value through expertise, greater choice and personalised support,” he said.
“Brokers play an important role in helping Australians understand their lending options and move forward with confidence.
“As a leading lender, Liberty remains committed to assisting brokers with flexible lending options, hands-on support and practical resources to help them meet the needs of more customers.
“We’re honoured to support the brokerages that continue to innovate and move the industry forward, and we congratulate all those recognised.”
The final list will give Australian property investors a credible starting point when choosing a specialist brokerage and give the businesses that make it national recognition for the investor-focused service model they’ve built.
How the ranking works
Eligible brokerages will be assessed against the same criteria, covering:
-
Customer experience and reputation.
-
Investor lending expertise, including how the business handles portfolio lending and complex structures.
-
Broker calibre.
-
Scale and market adoption.
-
Service beyond settlement, including how clients are supported between transactions.
Material claims will be verified, and the final ranking will be determined through an independent, transparent scoring model. Only 10 brokerages will make the published list.
How to enter
Entry is free. Brokerages built around helping property investors grow and manage their portfolios are invited to submit before submissions close on 27 November 2026.
