Bluestone Home Loans (Bluestone) will waive the 0.3 per cent investor loading on all residential investor home loans (excluding SMSF loans) for applications that have been submitted from 14 November and settled within 90 days from the application date.
Bluestone said that this offer is only available for a limited time.
This offer comes at an ideal for brokers to support their investor clients with added savings, according to the non-bank mortgage lender, as investor demand continues to grow for new borrowers.
The Australian Bureau of Statistics’ (ABS) latest Lending Indicator figures revealed that lending to investors sat 29.5 per cent higher in September when compared to the same period in 2023.
Investor lending remained strong despite the drop from the previous month when investor lending neared a two-year peak in August, up by 34.2 per cent year on year, just shy of the January 2022 peak of $11.82 billion.

Additionally, Bluestone published a video featuring the head of non-standard lending, Aaron Taylor, and state manager Adam Livas to help brokers stay informed about current market trends, while sharing insights and highlighting Bluestone’s “unique advantages in specialist lending”.
Commenting on current market dynamics, Taylor said: “While higher interest rates have made it harder for some to enter the market, a rate drop could spark demand, especially among first-time buyers, driving overall market growth.”

The extension of Bluestone’s investor loading waiver comes as it recently updated its credit policy to lower the minimum apartment size requirement from 50 sqm to 40 sqm as sole security.
According to the lender, this change is ideal for investors who are looking to capitalise on opportunities in metropolitan areas, typically where smaller apartments are available, and make for a more accessible entry point for property investment.
